Concrete Leveling vs Replacement in Minnesota: How to Decide
A settled driveway usually earns you two very different contractor opinions. The concrete crew wants to tear it out and pour new. The leveling crew wants to lift it. Both can be right, because they are describing two different problems: replacement fixes bad concrete, and leveling fixes bad support. The decision gets much easier once you figure out which of those two problems you actually have. After lifting slabs across the northwest metro since May 2022, we can tell you the answer is usually the cheaper one, but not always.
When is a settled slab worth saving?
Here is the part the tearout quote never mentions: a slab that has sunk is not necessarily damaged. In most Minnesota settling cases, the concrete itself is fine. What failed is the ground under it.
This area makes that failure easy. Frost pushes slabs up every winter and drops them every spring, and the soil never resettles exactly where it was. Snowmelt and roof runoff wash fines out from under panel edges, especially near downspouts and along the garage apron. Driveways in the 1960s through 1990s subdivisions around Monticello, Rogers, and Maple Grove were often poured over loosely compacted backfill at the garage foundation, and fifty years of freeze-thaw has been slowly consolidating it ever since. The result is a structurally sound panel sitting on a void.
Replacing that panel treats the symptom. The new concrete goes right back on top of the same soil that swallowed the old one, and unless the contractor corrects the base and the drainage, it starts the same slow sink. Lifting treats the cause: polyurethane concrete leveling injects expanding foam through dime-sized holes, fills the void, and raises the panel back to grade. The foam is lightweight and waterproof, so it does not add load that recompresses the soil and it does not wash away in the next spring melt. Filling the empty space under a slab before it grows is its own service for a reason; a void fill done early often prevents the settling entirely.
A slab is a good leveling candidate when it has settled or tilted but remains in large, intact pieces. Cracks are fine. Panels still act like panels. If you can imagine picking the piece up and setting it back where it belongs, foam can usually do exactly that.
When does replacement actually make sense?
Leveling has honest limits, and a contractor who levels everything is as suspicious as one who replaces everything. Replacement is the right call when the concrete itself has failed:
- The slab is shattered. Panels broken into many small pieces cannot be lifted as units. There is nothing left to raise.
- The surface is gone. Deep scaling and spalling, common on older driveways that took decades of road salt, means the wear layer has delaminated. Lifting a disintegrating surface back to grade still leaves you a disintegrating surface.
- The original pour was inadequate. Concrete poured too thin or without reinforcement will keep breaking no matter how well it is supported.
- You want a different slab. New layout, added width, exposed aggregate finish. Leveling restores what you have; it cannot redesign it.
Age by itself is not a verdict. We lift plenty of forty-year-old driveways that have decades left in them. Condition decides, not the pour date.
What actually drives the cost difference?
We will not quote numbers in a blog post, because every slab is different, but the structure of the two prices is worth understanding.
A leveling price is driven by how much foam the job takes: how far the slab has settled, how large the voids are, and how many panels are involved. Labor is a small crew for part of a day. There is no demolition, no hauling, no new material trucked in by the yard.
A replacement price stacks up differently. You pay to break out and haul away the old concrete, to prepare and compact a new base, to form and pour, and to finish. Heavy equipment has to cross your lawn to reach the work. And in Minnesota, you pay in calendar too: pouring season realistically runs May through October, new concrete needs weeks of curing before full vehicle load, and a first-winter pour should not see deicing salt at all. A driveway replaced in September is a driveway you are babying through its first freeze-thaw season.
Leveling’s timeline is the sharpest contrast. The foam we inject reaches working strength in about fifteen minutes, and the slab carries traffic the same day. A typical driveway leveling job is finished in hours, with the lawn untouched.
How do you know which one your slab needs?
You can get most of the way there from your own garage door:
- Look at the pieces. Few large panels with cracks: leveling territory. Rubble: replacement.
- Look at the surface. Solid wear surface, even if stained: leveling. Flaking, pitting, exposed aggregate that was not poured that way: replacement is likely.
- Look for the water story. Settling concentrated near downspouts, the apron, or the sidewalk edge points to washout underneath, which foam fixes directly.
- Check the trip points. Offset panel edges at sidewalks and steps are classic lift candidates, and the fix is usually quick.
Around three quarters of the settled residential concrete we look at falls on the leveling side of this test. The rest we say so, because lifting a slab that needed replacement helps nobody, and a contractor in a town the size of Monticello does not get to burn goodwill twice.
Frequently asked questions
How long does polyurethane concrete leveling last?
The foam is inert, waterproof, and does not break down in soil, so the lift itself is effectively permanent. What can change is the ground around the repair: new drainage problems or erosion outside the treated area can still move soil. Keeping joints sealed and downspouts extended protects the repair long term.
Can a badly cracked slab still be lifted?
Usually, yes. Cracks divide a slab into pieces, and as long as those pieces are large and sound, each one can be lifted back to grade. The cracks are then sealed to keep water out. Only slabs broken into small fragments, or with disintegrating surfaces, are true replacement cases.
Does leveling work in cold weather?
Polyurethane leveling has a much longer season than concrete pouring. We work well into the Minnesota fall and can often lift during winter thaws, since the foam cures by chemical reaction rather than air drying. Deep frozen ground is the practical limit, because frost can temporarily lock slabs in a heaved position.
Will a replaced driveway settle again?
It can. New concrete is only as stable as the base beneath it, and if the settling cause, such as poor compaction or drainage washout, is not corrected during replacement, the new slab inherits the old problem. That is a fair question to ask any contractor quoting a tearout.
