Big Lake sits across the Mississippi from Monticello on the US-10 corridor, built around the two lakes that give the town its name and its shape: Big Lake and Mitchell Lake, joined by a channel through the middle of the city. It grew as a commuter town, and for sixteen years the Northstar line made it the end of the rail ride from Minneapolis. The trains stopped running in early 2026, but the growth they helped drive is permanent; more than a thousand single-family homes have gone up since 2000, layered around an older core of lake cottages and rail-era blocks. What makes Big Lake different from our Wright County towns is what sits underfoot. The city rests on the Anoka Sand Plain, a broad bed of glacial outwash sand that covers much of Sherburne County. Sandy soil drains fast, which sounds like an advantage until you watch what spring melt does with it. Water moving under a slab carries sand along grain by grain, and voids open beneath driveways, garage aprons, and sidewalks quicker here than on clay ground. Frost still reaches deep in a cold winter, so slabs get the same heave and drop cycle as everywhere in central Minnesota, with less soil cohesion to resist it. Settled concrete is our most common Big Lake call by a wide margin. The housing splits between converted lake places with crawl spaces and thin walls, and 2000s subdivisions with code-minimum attics. Both keep the insulation crew busy on the same fifteen-minute run from the shop.

Leveling and Insulation for Sandy Ground

The concrete leveling crew earns its miles in Big Lake. Polyurethane injection lifts driveways, garage aprons, stoops, sidewalks, and patios that have settled into the sand, and it fills the voids that each spring melt carves out beneath them. Why does concrete settle faster in Big Lake than in nearby towns?+

The city sits on the Anoka Sand Plain, and sand behaves differently than clay under a slab. It drains fast, erodes grain by grain when meltwater moves through it, and offers little cohesion once a void starts forming. The same freeze-thaw cycles hit everywhere; the sand simply gives up its support sooner.

Is my converted lake cabin worth insulating properly?+

Usually, and the change is dramatic. Cabins built for summer have little in the walls, nothing at the rim, and a vented crawl space pulling damp air under the floor. Sealing and foaming the crawl space and rim joist typically turns a hard-to-heat cabin into a comfortable year-round home without opening the walls.
