The Southern Edge of Our Territory
We reach Carver County by running south from Monticello on Highway 25 through Buffalo, which drops us into Watertown, the closest Carver County town to our shop. From there the county opens up to the southeast: Waconia on its big lake, Victoria and Chanhassen in the fast-growing southwest metro, and Chaska, the county seat, down along the Minnesota River valley. The housing across that arc skews newer than most of our service area. Victoria, Chanhassen, and the growth rings around Waconia and Chaska have added thousands of homes in the last two decades, and newer construction brings a predictable set of calls: bonus rooms over garages that will not hold temperature, attics insulated to minimum code, and concrete poured over fill that has since settled. Patios, pool decks, stoops, and garage slabs dropping out of grade are common in subdivisions of this age, because backfilled ground keeps consolidating for years after the builder leaves. Watertown and the townships around it stay more rural, with older homes and outbuildings mixed in. Frost behaves here like it does everywhere in our area, driving deep each winter and leaving voids under slabs each spring. Because this is the far edge of our range, we plan Carver County work a little more deliberately, but the northern and western towns are solidly within reach.

Why is the patio behind my newer Victoria or Chanhassen home sinking?+
Patios and pool decks in newer subdivisions are usually poured over backfilled ground, and backfill keeps settling for years after construction. Water working through the soil opens voids under the slab too. Polyurethane leveling fills those voids and lifts the concrete back to grade without replacing it.
