The Northwest Corner of Hennepin County
Northwest Hennepin is a mix of built-out suburb and leftover countryside, and the two sides need different things from us. Maple Grove and Plymouth filled in mostly from the 1980s onward with two-story homes that share a familiar set of problems: attic bypasses that feed ice dams, bonus rooms over garages that never stay warm, and rim joists insulated with a strip of fiberglass that does nothing to stop air. Champlin and Brooklyn Park carry housing stock going back to the postwar decades, where driveways, steps, and patios have had fifty or more years of Minnesota freeze-thaw working on them. Osseo is a small old downtown surrounded by all of it. Then there is the other side of the corner. Corcoran, Greenfield, and Dayton still have acreage properties, hobby farms, and outbuildings, and Dayton runs along the Mississippi River where new construction has pushed in fast. Frost in this part of the state drives deep into the ground every winter, and any slab poured over poorly compacted fill will eventually show it. For us the geography is simple. Rogers and Dayton sit right down Interstate 94 from Monticello, and Maple Grove is only a little farther, so this corner of Hennepin County is an easy trip for either crew.

Insulation and Concrete Leveling in NW Hennepin
On the insulation side, we spray foam attics, rim joists, walls, garages, and outbuildings. In Maple Grove and Plymouth the call is usually about comfort: a cold bonus room, uneven second-floor temperatures, or ice dams that keep coming back. Sealing the attic bypasses with foam attacks the cause instead of the symptom. In Corcoran, Greenfield, and Dayton we also foam shops and pole buildings, where closed-cell foam on the walls and roof controls condensation and makes the building heatable. On the concrete side, we lift settled driveways, garage floors, stoops, sidewalks, and patios with polyurethane foam injected through small drilled holes. My 1990s two-story in Maple Grove gets ice dams every winter. Can spray foam fix that?+
Usually, yes. Ice dams form when warm indoor air leaks into the attic, melts the snow above it, and the water refreezes at the cold eaves. Foaming the attic bypasses stops that air leakage at the source, which is more effective than adding more fiberglass on top of a leaky ceiling.
Is polyurethane leveling worth it on an older Champlin or Brooklyn Park driveway?+
If the concrete itself is sound and the problem is settling, lifting it is far less disruptive than replacement. We inject foam under the low sections, bring them back to grade, and you can drive on the slab the same day. If the concrete is crumbling or badly cracked, we will tell you that leveling is not the right fix.
