Right Across the River

Sherburne County runs along the northeast bank of the Mississippi, and the Highway 10 corridor carries most of its growth. Elk River, the county seat, anchors the southeast end, with Big Lake and Becker strung northwest along the highway toward St. Cloud. Zimmerman and Princeton sit up Highway 169 on the county's east side. All five have added a lot of housing in the last twenty-five years, which means plenty of newer construction with the usual newer-construction problems: garage slabs and driveways poured over fill, stoops that drop away from the front door, and attics insulated to minimum code. The ground here matters as much as the housing. The Anoka Sand Plain extends into Sherburne County, and much of the county is sandy glacial outwash. Sand drains quickly, but it also lets water carry fines out from under concrete, and slabs on loosely compacted sandy fill settle steadily. That combination keeps our leveling crew busy on this side of the river. The older lake properties around Big Lake and the rural parcels toward Zimmerman and Princeton bring in the insulation work, from rim joists and crawl spaces to pole buildings and shops. From Monticello, Big Lake is minutes away and Elk River is a short run down Highway 10, so scheduling here is about as easy as it gets for us.

The insulation division sprays closed-cell and open-cell foam in attics, walls, rim joists, crawl spaces, garages, and outbuildings. Closed-cell foam air-seals and insulates in one step and adds rigidity and moisture resistance, which suits the shops and pole barns on rural Sherburne parcels as well as the crawl spaces under older lake homes near Big Lake. The concrete division lifts settled slabs with polyurethane foam injected through small drilled holes. Driveways, garage floors, sidewalks, patios, and front stoops come back to grade in a controlled lift, and the slab is generally back in service the same day. Much of the county sits on sandy outwash tied to the Anoka Sand Plain, and water moving through that sand washes fine material out from under slabs while loosely compacted fill keeps settling.
