Concrete Crack Repair Signs: When a Minnesota Crack Stops Being Cosmetic
Almost every slab in Minnesota has a crack in it somewhere. Concrete shrinks as it cures, and a hairline shrinkage crack in a five-year-old driveway is about as alarming as a squeaky floorboard. The problem is that a genuinely dangerous crack often starts out looking exactly like a harmless one. We inspect slabs across Monticello and the northwest metro all year, and the difference between “leave it alone” and “fix it this season” usually comes down to a handful of signs you can check yourself in ten minutes.
Which concrete cracks actually need repair?
Start with width. A crack you could slide a coin into is wide enough to admit meaningful water, and water is the whole story in this climate. Hairline cracks narrower than a credit card edge are usually shrinkage cracks and can wait, though sealing them is cheap insurance.
Then look past width at what the crack is doing:
- It changes with the seasons. A crack that opens in March and tightens in July is telling you the slab is moving on active soil. Static cracks are old news. Moving cracks are a live problem.
- One side sits higher than the other. Vertical offset means the slab has lost support on one side and is settling. That never self-corrects. It only gets worse, and it turns a caulk job into a lifting job.
- Cracks run in a pattern. A single random crack is normal. Several cracks radiating from a corner, or a set that lines up across panels, points at soil movement or a void underneath rather than surface wear.
- The crack connects to your foundation. A crack that starts at the garage stem wall or house footing and runs out into the apron deserves a professional look, because it may be the visible end of a foundation issue rather than a driveway issue.
Anything on that list is worth addressing with proper concrete crack repair before winter, not after.
Why do Minnesota cracks get worse so fast?
Two mechanics make this state harder on concrete than almost anywhere else in the country.
First, freeze-thaw cycling. Water expands roughly nine percent when it freezes. When meltwater sits in a crack and the temperature drops overnight, that expansion works like a hydraulic wedge, prying the crack wider so it can hold more water for the next cycle. In the shoulder seasons, late October through December and again from March into April, temperatures here cross the freezing line over and over. Each crossing is another pull on the wedge. A crack that survives a Carolina winter untouched can double in width through one Minnesota spring.
Second, frost depth. Minnesota code puts frost footings at 42 inches or deeper because that is how far the ground freezes. Your house sits on footings below that line. Your driveway, sidewalk, and patio do not. They ride on top of soil that heaves upward as it freezes and drops as it thaws. Slabs are designed to tolerate some of that movement at their joints. Once a crack forms outside a joint, the slab starts hinging at the crack instead, and every heave cycle grinds the two faces against each other.
Then spring melt finishes the job. Snowmelt running off a roof or down a driveway edge finds the crack, follows it under the slab, and carries fines out with it. That washout creates a void, the unsupported section settles, and now you have offset, which is a bigger repair than sealing ever was. If the panel has already dropped, driveway leveling with polyurethane foam can lift it back before the crack faces spall.
What about the joints between slabs?
Homeowners watch cracks and ignore joints, which is backwards. Control joints and expansion joints exist to decide where the concrete moves. When the sealant in those joints dries out, cracks, or falls away, water pours straight through the one place the slab was designed to open.
Signs your joints have failed:
- Weeds or grass growing up through the gap
- Old sealant sitting loose, curled, or missing in sections
- Water pooling along the joint line after rain
- Adjacent panels no longer sitting flush with each other
Failed joints are especially common in the 1960s through 1990s subdivisions around Maple Grove, Osseo, and Rogers, where original driveways are on their third or fourth decade and the joint sealant, if any was ever installed, gave up years ago. Fresh expansion joint sealing is one of the least expensive things you can do for a slab, and it protects every panel the joint touches. When is the right time to repair cracks in Minnesota?
The honest answer is: before the next freeze, whichever season you are in.
Late spring and early summer are ideal because winter damage is fully visible and the slab has finished its spring movement, so repairs go into a stable surface. Fall works well too, as long as the sealant cures before hard freezes arrive. What does not work is winter. Most sealants and repair compounds will not cure properly below their rated temperature, and applying them to a frost-heaved slab means sealing the crack in its widest, most displaced position.
The cost logic is simple even without numbers attached. A sealed crack is a small materials-and-labor job. An unsealed crack that admits two winters of water becomes a washout, then a settled panel, then a lifting project, and eventually a candidate for tearout. Every stage costs meaningfully more than the one before it, and the only input driving the progression is time.
Frequently asked questions
Are hairline cracks in a new driveway normal?
Yes. Concrete shrinks slightly as it cures, and narrow shrinkage cracks in the first year or two are expected, especially on large panels. They rarely signal a structural problem. Sealing them keeps water out and stops freeze-thaw from enlarging them, but they are not an emergency the way an offset or growing crack is.
How can I tell a settling crack from a shrinkage crack?
Check for height difference across the crack and watch it over a season. Shrinkage cracks stay narrow, stay flush, and stay put. Settling cracks show vertical offset, tend to widen over time, and often appear near edges, corners, or downspouts where water undermines the base. Do cracks in my driveway mean my foundation is failing?
Usually not. Driveways and sidewalks sit above the frost line and move far more than a footed foundation ever should. But a crack that runs continuously from the house wall into surrounding flatwork, or stair-step cracking in block walls near sunken concrete, deserves a professional assessment because both can share the same soil or drainage cause.
Can cracked concrete still be lifted with foam?
In most cases, yes. Cracks do not disqualify a slab from polyurethane lifting as long as the panels are still sound enough to raise as units. We lift the settled sections back to grade, then seal the cracks and joints so water stops feeding the void underneath. Badly shattered panels are the main exception.
